Reversible Floor Fixings Supporting Future-Proofed Spaces

Sheila Bird Studio were the design company appointed to mastermind the fit-out of a new 35,000 sq ft space for rapidly growing A.I. company Peak.

Sheila Bird Studio completed Peak’s previous office redesign and just 4 years later were approached again to help create a much bigger space to house nearly double the amount of staff anticipated in Peak’s ambitious growth plans.

The new space therefore needed to be futureproofed for any future expansion with all interior materials designed to be removed and reused at the end of the lease.

Designed for Disassembly

For this reason, Tarkett Luxury Vinyl Tile was specified to be installed adhesive-free on raised metal access flooring using our MagTabs.

Thanks to their damage-free removal, when Peak move on, the building will be left exactly as it was found with no expensive dilapidation costs to pay at the end of the lease.

With dilapidation costs capable of being up to £35 per sq ft, this represents a massive saving for the tenant.

Through this approach, Sheila Bird estimate that they were able to reduce traditional fit-out costs by up to 50%, with the project successfully delivered on a reduced timeline.

And after seeing the MagTabs in action on this project, the team at real estate experts OBI were kind enough to create this short video highlighting the cost and reuse benefits of flooring designed for disassembly for asset owners and tenants.

Ease of installation for contractors

Flooring contractor Bramhall Flooring Company were fairly new to using MagTabs, but it’s fair to say they passed the contractor test with flying colours with them saying:

“We have used MagTabs on a couple of installations now and can say we are very impressed.  We fitters were skeptical at first but after using the product, are totally on board with the process.
 
MagTabs make the installation easier as there isn’t any waiting time for adhesives to cure.  We don’t need full areas as we can move forward with little interference from other trades walking in adhesive.


As the product doesn’t contaminate the subfloor, clients can now take uplift materials when required with no damage to the subfloor.  The raised access floor is clean and no further preparation is required before laying any subsequent floors.”
